You do need to be selective with who you tie up with or you'll be spinning your wheels.You know more about RE than 90% of the people walking the streets, you'll demonstrate that passing your test.

State approved forms are court tested and very flexible if you know how to use them.

Get a lead based paint test kit and verify (yes/no) for yourself on trim, siding, and windows at a minimum.

@Eric Pink, though the pickings are slim, there are some properties that occasionally pop up. 

Your best chance is to start some market testing with different styles and formats to see what responses work where.
