This site is an incredible platform that has numerous resources so definitely take advantage of it all.

I have made numerous phone calls and am getting no where but frustrated.

The "guarnteed" returns are simply done via Section 8 or numerous other govt alphabet programs related to housing. 

The key to this strategy is understanding that there is no guarantee that past patterns/returns will repeat themselves (as we all know, there are NO guarantees in investing and anyone who tells you otherwise is selling you snake oil), but the strategy allows you to factor in numerous variables and create the plan that allows for the BEST POSSIBLE CHANCE of success based on your individual needs.

After numerous inquiries (most were taken), I eventually found my first investment home and am now close to closing on my first investment home in Kansas City.  

There are also numerous local meetups which you can tap into.

I've helped numerous friends with their home renovation projects, from concrete to decks, to windows, siding, roofing; the list goes on.
