The tenant in their now is a friend who I can handle...fingers crossed...his niece on the other side is house shopping.

I tell them how wholesaling works (the "cash offer" really being an assignable contract that they shop around, etc) ..and just casually mention that I actually do have cash and am always looking for my next project :)   So in a way, it helps me, but you should know that if you are cold calling this area, you're hitting one of the hottest markets in the country, in a market that is already being very heavily squeezed, contacting people that have already been contacted a lot before.  

If any lenders, investors, wholesalers etc. have time to meet for lunch or coffee or even talk on the phone briefly, I would be very thankful.

I’ll probably use a Freddie small loan purchase (Covered for up to $7.5M) to go shopping with the money I pull out.

Should I do my own shopping to find the best rates or should I seek the advise from a broker ?

If I go with a referral from another investor, wouldn't we be shopping for the same homes and therefore creating more competition?
