Cold Calling tips / Advices

Cold calling is not my forte and I've been struggling to get leads that way - really! The frustration is real becoz It's so hard to get live conversation with these people. Most of them are not responsive, prompts you to VM or not even responsive to your SMS. I've been trying to gather leads in digital market as that's what I think I'm best at... BUT THEN..

Charles Stead, a guy who managed Cold Calling Pros group where I'm in as well, has shared some inspirational and motivational movies that hits me. I've watched "Door to Door". It's a movie based on a true story about a man with cerebral palsy who is determined to become a salesman. I was moved by what that movie taught me, "Patience & Persistence".. Like I'm a believer of that and I love challenges like this but sometimes when you're frustrated or burned out, seems like everything just fall.. gone.. then that movie reminded me to just keep going.. If Billy Porter made it, then why can't I? Billy kept knocking and rejected many times but he kept going.. So, I'll do the same! Keep going! 

Any tips for cold callers out there? What will you do if you didn't get responses to leads you're calling? How many call Attempts you would do before you cross them out? Is there a specific time when is the best time to call and get someone answers? I'm calling Seller leads based in Southwest OH area. Thank you so much!

If you're hitting central Ohio, know that the voicemail/cold call/sms spam is HEAVY on our end, and it is driving people crazy.  

IN FACT.. one of my little lead methods is to talk to neigbors when I am at my properties.. I eventually ask them if they get "we buy houses" spam text/calls/postcards and they get talking fast! They can get pretty upset. 

If they have any equity at all they have already been harassed for more than a year. I tell them how wholesaling works (the "cash offer" really being an assignable contract that they shop around, etc) ..and just casually mention that I actually do have cash and am always looking for my next project :)   

So in a way, it helps me, but you should know that if you are cold calling this area, you're hitting one of the hottest markets in the country, in a market that is already being very heavily squeezed, contacting people that have already been contacted a lot before.  

Thus don't be discouraged about your sales skills, but also know what you are up against on this side of the phone.
