Anyone else dealt with a Fannie Small Loan

I'm considering refinancing and consolidating the loans in three properties of mine. I only purchased the properties over the last three years but rehabs have resulted in me being able to pull out almost seven figures based on a 75% LTV.

I’m being offered a 3.5% 30 year amortized with a 10 year balloon.  They’ll even do a two year interest-only which will give me over $5k extra cash flow a month.

I’ll probably use a Freddie small loan purchase (Covered for up to $7.5M) to go shopping with the money I pull out.  This would be 80% LTV on the purchase.


Anyone ever dealt in this loan family before?  I usually just go local.
