Or someone who is weighted down with lots of debt and barely able to handle all the minimum monthly payments may benefit more from getting rid of some of that debt first as opposed to someone who just has one credit card balance and has no trouble handling the monthly minimum +extra and wants to jump in on their first sound investment.

Well, two days after listing the house we got multiple offers, some over asking, and I could not be happier and more grateful to God. 2017 was the year when I went through the lowest point of my flipping career (albeit a short 2-year one) after losing a significant amount of money and sleep and weight, hair, smile, relationships, self-confidence, and self-esteem.

I don't think I could come up with a consistent variable to cover all costs.HOWEVER: It certainly won't hurt your deal analysis to throw in a 10% CAPEX expense, as it will provide you with another 10% safety factor when you're considering a purchase.I tend to think that any Capital Expenditures are going to need to be weighted by the investor for their cost/benefit analysis.For example, if you saved money from your property cash flow to install a surround sound system in your unit, would that increase rent enough to justify the expenditure?

You may need to use a commercial loan take may adjust after 5-7 years but they should be able to put more weight on the property's financials and accept your income.Adam
