We cover maintenance requests and actual emergencies (and their definition), specific House Rules for particular properties, how best to hang pictures, and yes, our Assistance Animal Policy.During the walk-through "move in condition" inspection and completion of the move in form for their signatures, I am sure to point out various issues for the Tenant to be aware of to help them save money by NOT breaking or misusing elements, how to clear the food disposer, and anything else unique to the unit.Typically I spend 30 - 45 minutes on the document signing process, and anywhere from 10 - 30 on the walk through depending on size of the unit.

When a pool is closed use a pool cover I think most now are the walk on type which is better than those that someone or some animal can get tangled in and drown.

We have in our lease that, at move-out, tenants are required to clean the carpets as part of returning the unit to move-in condition, and, depending on the type of carpet, applying a stain resistance coating such as scotch guard.

The tenant signs a lease so you can still give a 3 day notice for lease violations like disturbance of the peace, trash accumulation, animals, etc.

As others said if the cupboards are in good shape, a coat of paint and new hardware can do wonders, just make sure you use paint that works on cupboards.
