I don't know much about it but I have read the ultimate beginners guide on this site and hope to learn more from the experienced people on this site.  

If what you say is true and the deed went into the trust, that's likely where it is now and maybe that's why it never sold or went to these "heirs", because the trust says it's supposed to go to the cat or something... or the trustee has no idea what they are doing and if they don't clean up their act they could get nailed. 

As far as Zillow, just like Realtor.com and others, those are marketing sites that are reselling your info. 

You can go to a site like Fiver and get someone to design it for you.

All:There is supposed to be additional guidance coming out this fall from the Federal Government and MN DEED has a section on their WEB site dedicated to this topic as well. 

It is always best that the tenant not be home and not be talking with your contractors..Give 24 hr notice and make sure you are on site with the contractors.
