99% sure it's one of the following:Roof leaking into foundation seeping to the bottom of houseDownspout overflow or spillage seeping to bottom of houseSumppump back up or not workingAir compressor leak from HVAC unit if central airClogged sewer line (if toilets are having difficulty flushing)Water forming a reservoire outside due to unsloped ground (need to have a downslope from house to keep water flowing away from foundation)*Next door unit experiencing one of the above

.- Cleaning fee kept by PM has about $20-40 profit depending on unit size and this profit covers all consumables for our starter packs (toilet paper, paper towels, soaps, etc) so the guest foots the bill not the owner.- Pet fees kept by PM that funds our damage waiver program.

The trust manager does but listens to your instructions.Depending on how the funds are disbursed, you should consider placing as much as you legally can into a self directed ROTH IRA for you and another for your spouse.With a self directed IRA you can loan money to other investors with Equity Trust as a third party administrator and avoid the perils of Tenants and Toilets.

We've renovated our student housing to be more efficient (programmable thermostats with a max and min temperature preset); LED lighting (fixed, not LED bulbs in traditional fixtures); low-flow toilets and faucets; HE laundry units and humidistat controlled fans bathrooms.
