I do have an early termination fee, but that may not actually cover the time from lease signing until move in since the lease says it starts in some future date...again that's why the fee agreement is included with every lease. 

After July, if the commission rule passes then there will be no obligation OR incentive for seller's agents to include the buyers commission.

Also look at any property on loopnet older than a year and make significantly reduced offers.
