STR / Vacation Rental Potential in Tobyhanna, PA

Looking to understand current market trends to start a STR / Airbnb in Tobyhanna, PA. Is it already too saturated? Are listings here profitable? Any factors making the area undesirable for this type of investment?

    I lived in a bunch of these homes as a kid in the Poconos (including two in Tobyhanna). They were STRs even back then, only the term didn't really exist. Most of the homes were vacant most of the time; the only time you actually saw any real population was during ski season. 

    Now, granted, this is going back more than 40 years ago so there have surely been changes - BUT, much has not changed (my father still lives in the Poconos during the warm season). There's no jobs and no real economy there.

    Tobyhanna township is proposing to limit the rentals to 10% of the houses. Depending on the outcome it might be tough to get licensing for legally renting out.

    Sunny where did you get that information on the proposal to limit to 10%?  I'm looking to buy here for str and am trying to find any and all information about here.

    Also, licenses are not transferable! I think recently there has been lot more houses coming to market for sale either with these changes or just the time of the year but it is not like pre covid times. The house values are stable from last year.
