I can only imagine going to court with a tenant (for whatever reason), and them telling the court I raised the rent in the middle of China flu.

East tn in general has lots to offer investors, Great tax climate, job growth, balanced budget state.

I've had tenants with credit scores in the upper 700's, down to the lowest at 490, and plenty in the middle (500's and 600's). 

I just built 2 townhouses in the middle of the city of Sacramento. 

I am stationed in San Diego where the house prices seem to be crazy expensive unless you want to live east, outside the city. 

I'm in the middle of my first BRRRR now and I love that strategy, but if you're planning to do a more traditional 25% down buy-and-hold investment, you don't need to limit yourself to just finding a property that you can force some appreciation with a light rehab.

West side of the river SW is drastically different from east side of the river SW.im assuming west side, since theres more condos on that side.
