Southwest washington DC market

Hello, 

I'm newbie here and looking some advice about rental market in South West Washington DC. I'm about to buy a condo there then rent it out. Is it easy to rent there? Anything I need to look over before renting? Any good suggestions on loan options? I would be able to put down 20-25% but is there any better options?

What part of southwest? West side of the river SW is drastically different from east side of the river SW.

im assuming west side, since theres more condos on that side. If its those older 1950ish condo/coop buildings. Rents kind of weak in them because of the supply side.
