What I would do, based off budget, is update as much as you can of the interior space.

The access would be from outside of the building, so at least we don't need to plan with interior damage.This seems hefty to us, but we can't find any additional plumbers in our area who provide this service.

I’ve already, less than 1 week later used one set of them in an ad for an apartment that I then went out and took much less quality photos of the interior of the apartment to use for the listing.

When you get into interior work, it will all disrupt the tenant.  

Besides walking the property and commenting on the interior, the agent should be able to comfortably give you an idea of the market, area, and show you around the block a bit. 

The most expensive item on the list was repainting the interior. 

We conducted a lot of exterior work as the interior had already been remodeled.

The mostly cosmetic renovation cost was about $35,000 which included refinishing HW FL in both units, extensive painting on the interior and some exterior porches, brand new SS appliances in each unit, exterior tuckpointing updated electrical, and some minor carpentry and landscaping.
