You might consider flying in and attending a local meetup/REIA after you narrow things down to a specific market or markets.

There's too MUCH MONEY flying around and not enough housing to support it. 

Doesn't always fly, but it does if all other compensating factors are strong. 

Im not sure if I need to create an LLC as a property management company, or if we can fly by the seat of our pants for the time being.
