New investor finding inventory
I'm a general contractor, specializing in kitchen and baths in the West Hartford, CT area. We do 15-20 projects a year, I have a crew, long list of loyal subs, 4000 sq ft of shop and warehouse space, trucks and equipment; so I can do flips and BRRR at cost. We have equity we have taken out of our home to invest, I have two real estate agents sending me daily mls listings, I have two private investors willing to go in on properties with me, and we live in a fairly affluent market with great schools that people are fighting to buy and rent in. Problem is I have found NOTHING to buy in years of searching.
There is no inventory, if there is inventory it’s already priced too high when I run numbers, and the 7 we have put offers on, we have been outbid.
I’ve sent direct mailing out with no responses, found two off market properties through networking that both sold the day I found out about them for insane amounts before I could make an offer. Virtually everything that comes on market sells in less than 2 days. I’m stumped on what to do next.
Any advice on where to search for non turn key properties?
