[Calc Review] Help me analyze this deal

Hey anyone that knows how to do analysis, I have done 3 on 3 diff properties and they all come out as bad deals. Unfortunately (or maybe fortunately idk) I already jumped on this one with a 7500 deposit non refundable via New Western Acqusitions but my numbers dont add up. Please see my report and let me know if I'm missing something or if rental wont work but flip will. $155k sales price, $40k rehab, $240k ARV 


P.S. I'm flying into Florida to look at another property and then Tuesday going to this property to video , take detailed pics with an inspection report in hand hopefully.

Also, if any SEASONED INVESTOR is interested in partnering up let me know, I could use a mentor/partner for split profits
