Most a huge waste of time for them and they are so busy that they won't give anyone the time of day unless they know they are a real customer.I highly doubt anyone here will share a contractor with you.

Bank is going to use it's own cash flow calculation and I doubt they are going to care about your profitability metrics.

I'd like to give the PM the benefit of the doubt but I'm getting to the point where I'm starting to question if these repairs/charges are real or not.I don't have too much experience investing out of state since I recently started doing it so I don't know what I should do. 

If you can prove (beyond a reasonable doubt) that the tenant lied, you might have a civil case but even if they lost they would still be your tenant.
