Vacation rental properties are very management intensive, have much higher maintenance and cleaning costs, advertising and marketing, ongoing guest interaction and issue resolution, and property management fees are much higher if you are not doing it yourself (doing it yourself would be more difficult if done from Tacoma).

Now technically, the cash flow will be less since you'll be making payments on the heloc when you pull that money out.The only thing I'm not sure is what your loan qualification status is.

Judgment *:$3,271,023.03but it was actually sold for a lot less , here is the status after sale : So not sure if the approx judgement is the opening bid but how come it was sold for lees than the judgement amount ?

At any rate before you can move forward you have to know who owns it, what the status of the property is in terms of tax liens/ judgements.
