After spending some time learning about the industry, I want to start taking action in wholesaling.

I, like many used to think “newbies” posted questions or asked for “help” to obtain the best advice from experienced investors, obtain guidance on strategic alternatives, or get a qualified opinion on whether the latest hot guru was worth the $40k price of admission.But, I was WRONG.No, none of those reasons are why newbies come to BP.They don’t want to find out that their “revelation” about how to invest has been tried about 10 million times - with limited successThey don’t want to learn that without capital, knowledge and experience their willingness to commit weekends is near uselessThey don’t want our opinion that they should skip trying to wholesale and spend some time learning as a licensed agentThey don’t want advice that has them taking classes at community colleges or learning real estate law, finance, or principles.So WHAT do they seek when they come to BPThey want comfort, encouragement. and to be told their thoughts are correct.

Some may cover HVAC (often called RTU) in the entirety, and some may cover up to first $5k, but anything over $5k is LL responsibility.Also, you need to think about the land value at the end of lease.  

I'm gonna go over a few things that most folks don't know to better help you out.1.

But if you want to go faster, there are two things that will help by getting your foot in the door with house hacking.First, is over time you'll build equity and can eventually refinance and take that cash to use as down payments.Second, if you want to use private lenders, virtually all of them other than family and close friends will want to see a track record.

Often the seller isn't really dealing with reality well - saying 'mentally challenged' is probably an over statement - but they are so desperate, or in such a bad way for whatever reason,  they will grasp at any straw put in front of them.
