Based on my experience, I definitely can't recommend the 5mm CoreTec ProPlus for anyone with any subfloor imperfections unless you're planning to do a very thorough repair job!

When you wholesale and in general the key to being a great real estate investor is being able to find great deals and distressed properties is where to look: financial dirstress being in preforeclosure or underwater on their mortgage, personal distress death in family, loss of a job, or divorce, or poor property condition.

My friend does union hotel jobs in Las Vegas and the hotels there often have their new remodel contracts signed before the current job is complete!

I've gotten some rentals under my belt on my own, but nothing worth quitting my job for yet although this is my personal goal. 

Yeah, it can be great if they know what they are doing and do a "good" job. 

Having a potentially higher earning job is a big benefit when it comes to REI.

It sounds like you've done a pretty thorough job crunching the numbers.

Side Note: there are only a select few cities in the Denver Metro Area that allow non-owner occupied STRs.On the other hand, just flipping by it self is more of a job imo.
