The current use is legal and in compliance with the zoning ordinance in its current condition and occupancy.I am acquiring an FHA loan which is whats making getting the loan approved a tricky one because of the zoning issue.

Hey guys so I’m looking to currently buy my first house my credit is above 700+ I’ll have a co signer aswell to increase my DTI if needed I’m looking to acquire a 300-325k home in Las Vegas my goal is to live for free I wanna rent out the rooms to cover my mortgage and all expenses if possibly I’d like some advice on people who have done this prior I plan on getting a single family how do you come up with a estimate to how much rooms can rent for?

All 3 units are fixers but appears to be tremendous upside if you have or can acquire the capital.
