That sounds like massive renos (ie new floors, painting...).Yes as you acquire more properties, the chances of having multiple vacancies (no matter how leases are staggered) increases.

Did you acquire the funds?

Even if the actual property survived, it often won’t be inhabitable for sometime due to infrastructure, contamination or remediation.

Here's one of mine:I acquired a building towards the middle of the year with an existing commercial tenant.

It "was remediated with cap in place so there is still contamination at depth".

Soon after, mold was found in one of the self-storage units, requiring expensive remediation.

So I'm strongly considering adding a handful of these to my buy & hold portfolio.I understand that there's no "risk-free" method to acquiring these properties subto, but have any of you had success over the long-term acquiring properties with VA loans attached?

I involved insurance, remediation, restoration and they all did their part and finished in 2 weeks.
