What about people that pay utilities on your units... do you have digital thermostats with a floor and ceiling for temps?

I document everything with digital pictures.

@Casey Maeda I might be able to dig it up, but FNMA data for multifamily default rate showed sub 1% in mortgage defaults throughout the previous recession. 

It seems to me that real estate investing doesn't make sense unless you can get a cash-on-cash return in the double digits.

Following is my perspective (and likely some of topics may need additional clarifications from them)Likes:1) Opening an account is a breeze, provided you have all docs needed2) You can create multiple virtual sub-accounts (think of boots on the ground - maintenance person using a virtual account via a digital wallet), you can set limits, rules etc.  3) Reporting on virtual account is very useful. 

I went from a double digit salary to triple digits.
