Okay, so I was on the phone with a seller yesterday and he seemed to be a motivated seller and would like to have this house sold before the end of the year which is like a week and a half or less but I normally use wholesaling as an exit stragey but after learning a little more about the deal it seemed to be something I would like to try as a first flip because its not a total gut job just updating a kitchen,bathroom and some cosmetic work.

if I could get that in a reasonable time without the fines building up from city I would I'm the most motivated seller at this point though and need this post gone before the city put fines on it higher than its worth and leins. it is a pos honestly we've had it listed for over 3 months some interest but then after walk thrus people don't have much interest plus neighborhood is rough even for a lower income renter I'd say.
