The basement, which is what I’m considering for a third unit, is about 1,000 sqft so I don’t think I would have any issues with the size.

I would prefer to self manage to avoid the high poperty management fees (I think its around 10% + 1 month leasing fee, etc.) and I also worry that the property manager will likely not be as dilligent in finding high quality affordable vendors, etc.I see 4 major pieces of work1) Tenant finding: I feel comfortable doing this remotely.

Also you need to figure out how you intend to cover inevitable property damage done by guests but there are plenty of solutions for that in the marketplace where guests pay a flat fee per reservation in lieu of a deposit and you get covered for an assortment of potential issues (bad checks, credit card chargebacks, fraud, personal property damage, etc.)  

Most of the time the surveyor needs to come back at the start of construction and mark out the property - sometimes as simple as establishing property lines and other times they can mark out all the major corners / lines of a building.  

In order to make it worth her while you will have to answer both questions to her satisfaction.To answer the first issue of not being real to her, I use a tool I call flash cash.I will bring 1-5k with me in $100 bills and when overcoming her first objection, “I don’t want anything to do with it,” I will fan out the cash like a deck of cards and say, “I know this doesn’t feel real to you, but I am actually here to give this to you.”

Can anyone recommend a eviction lawyer they have used for Dallas county and have they run into the issue similar as mine?

If these are non issues, you may do well.There is also a lot of competition in management of all forms now, so you should think about how you will contract clients and why they would choose you over someone else.  

I have never put in a claim and have been self insuring in this way for 10 years so I have more than made up the $20,000 reserve that I would need.In doing this, I'm really just protecting against major fire that would be a complete rebuild.I also recommend an umbrella policy, especially if your networth is above your liability limit.
