The average age for retiring has steadily been increasing the past ten years which has to for a multitude of reasons some being the economic recession, real estate crash, student loans etc.

They will want to know:- locations (need that to determine fire protection)- Age, Sq Footage, current limits- claims history- dates systems (Electric, Plumbing, Roof, Heat)- any burglar or fire alarmsthey may need- do the tenants have pets- are there in ground tanks- who the current coverage is with and when it renews- tax id for the owner (FEIN for corp/LLC or SS # for individual)With that info, it may be a quick answer as to whether or not your current carrier is competitive or they  may need to rate it up.

Im 19 years of age and look to begin investing as soon as possible.

I've lived in the area here for over 10 years and do not think of it as a college city,  but I'm not of college age so that hasn't exactly been on my radar.  

My two criteria I used for absentee lists were (1) Age 50+, owned 10+ years, (2) owned 15+ yearsMail to different lists such as probates, code violations, etc You should not just rely on direct mail as your source of leads.  

I am a few years younger than you, have 2 school-age children one of whom is approaching college age, and am not retired YET but am nearing that point myself.  

We are building the criteria on listsource.com and basing it on certain zip codes, homeowners age, home equity and some other criteria.

Rates worked out to $50-$100 per month based on property size, condition, age, construction type, and location.

Investing at a young age is by far the MOST powerful tool you have at hand.
