Direct Marketing in 2017
Currently I am sending about 3500 pieces of mail (Yellowletters) to absentee owners, I hit mail the same list about 5 times every 6 weeks. I usually get about a deal every 45 days. I am looking to increase my marketing next year in order to achieve 2 deals every 30 days (Fix and Flip 70% ARV). Should I increase the same campaign by triple? Should I add post cards? Should I target a different demographic? Anyone who is doing 2 or more deals from direct marketing please share your opinion and current results.

add an owner occupant list. Filter by age (over 60), 10yr plus length of ownership, and equity. I mail 1500 of these monthly and got 4 houses from that list this year. Increasing that list to 4500 in 2017 and bumping my absentee list from 1500 to 4500 as well.
