Thoughts on a Pre-Retiree Strategy

Hello BP, I’m curious of your thoughts on the following buy and hold acquisition strategy. Direct mail campaign targeted towards owner occupied SFH with owners over the age of 60 with 50%+ equity. With the following scenario described on the mailer. “Need money for Retirement? Interested in selling your house but don’t want to move? Sell your house to me and I will rent it back to you. Instantly increasing your disposable income and housing flexibility.” Any thoughts?
