Downtown Albany, NY Market?

For those of you who do not know Albany is known for their college scene. I am a student at UAlbany, I see so many kids living in townhouses, and they are in OKAY condition, I am wondering why people do not buy/flip/rent in this market? What is wrong?

Albany is known for their college scene? Really?  Is this something it has a reputation with compared to other cities?   I've lived in the area here for over 10 years and do not think of it as a college city,  but I'm not of college age so that hasn't exactly been on my radar.  There ARE a lot of bars downtown..  so I guess there's a connection.

I would hesitate to buy any property for any students downtown because so many areas downtown are pretty sketchy.  Maybe you can buy cheap and make money renting out rooms l just wouldn't be looking for the property to appreciate.  Albany just overall seems like a stagnant area (that's not necessarily a terrible thing).
