In regards to your rehab, I recommend asking your realtors and property managers in your area what kind of rent rates you should expect depending on what kind of remodel.

@Terrence Williams  As you mentioned, most of the specifics will come out during each individual deal, but I think you're generally asking the right questions for this kind of preliminary meeting. 

Kind of like if a cop gives you a speeding ticket, the cop shouldn't also get to be the judge if you choose to fight it, right? 

I'd expect something more like 4.5%, but maybe you've got a kind lender.

Would I need to add some kind of fire escape?

@Jacob Graul, that last statement is kind of an oxymoron.

The area I invest in is a gentrifying city, so there is plenty of work to be had for someone who wants this kind of work.
