Help me analyze this deal in the Houston area.

Hello fellow bigger pockets members! I am currently still practicing analyzing deals using properties in my area looking for my first buy and hold rental. Nothing so far has come out looking like an attractive buy which is good since I assume it means I'm doing it right, lol. Today I ran across the property in the report below and after running it through the calc it actually looks pretty good. I was wondering if someone out there with some experience could put a second set of eyes on it and see if my assumptions are close to right? Any criticisms would be of great assistance. Also, an interest rate of 4.17% seems too low for an investment property. I'd expect something more like 4.5%, but maybe you've got a kind lender.
