I'd say "Rich Dad Poor Dad" is generally universally agreed to be one of the most foundational - though it's heavy on motivation and extremely light on real world advice.

There are people who will try to push some sort of global "get-out-of-jail-free" cared (or, "get out of trouble with the state RE commission free" card), telling you that the Constitution protects wholesaling (not true), or that any contract can be assigned and that contract law will trump regulatory law (not true), or that by signing a contract you create an equitable interest that always and forever places you beyond the reach of state law and regulation (not true.)The real answer to the question, then, is "It depends."

The property I will be looking at is near a major university and would be a student rental.

By the way this is a universal consideration for anyone that is considering breaking away from your career/job in pursuit of any business venture.

Rental market is pretty strong as Northwestern University is nearby (not walking distance in our winters) but within a mile of main campus.
