@Sherwin Vargas attendance at our local REIA has been through the roof, literally standing room only, probably at least 50% more than a few months ago and all new faces.I'd had coffee with one new investor who said that at least one guru was coming through town, with a "free" (teaser) seminar in January and the (first) one that costs money in February, so I attributed it to that, but if even more are coming through town then I guess they're going to have to get a bigger room (lol).I did my time in seminars-ville in the mid 2000s so I won't be going to the latest round.

A way more feasible explanation is that normal people, foreclosures, absentee owners and whatever list have the exact same probability of being motivated because those attributes (foreclosure, absentee owners etc. etc. do not imply motivation).Motivation is not a formula.

Hello @Pierre E.Yes, you have flexibility as to the amount of exchange funds used towards each replacement property and the amount of debt offset attributable to each, so you can have different ratios between multiple replacement properties.

I think I can attribute this to extremely high property taxes in the area, but what I want to know is there any way to create a strategy on a basically break even property I've already been househacking to make it work as a rental or is it better to cut my losses and sell it to get whatever equity I have in cash for my next real estate move?
