Absolutely within an hour.The bigger issue is two fold.1) having the right script2) understanding things like pacing, mimicking, positive /negative reinforcements, embedded commands and the use of silence.IMHO learning telephone technique is as important as learning how to put a deal together..

I don't know what the situation is here, but usually when I see an ad like this, the seller isn't in dire straights, they just don't feel like dealing with it ... it's usually thinly veiled anchoring, which is a marketing technique to get you all riled up about the property, and not paying attention.
