What are some of the most important questions to ask a seller about their property? If possible, can someone e-mail me a copy of their script?

: ) - the biggest and most important thing is not the questions but that you Sound Friendly. You will never get anything from anyone if you sound like a grouch.

1. Do you need something for your family or yourself? Is that why you are selling?
2. Is there a price range that you are looking into? ( if not advised )
3. Are there any major or minor changes that you have made to the house?
4. Is there any things that I should know about the house, if I were to buy it?
5. When do you want to settle the property?

Point 5 is about the urgency on the sellers side, gives you a great idea.

Please note that most people may tell untruths, your job is to find out these during this process.

Remember - people can tell if you are smiling on the other end of the phone.. : )
