How can I get a better response rate??

I mailed out about 300 yellow letters last week to out of state absentee owners.

My response rate has been between 1-3%. I think this is pretty low for the yellow letter.

Any ideas on how i can increase the response rate?.

The message reads the following:

Hi!
My name is Christian and I’am a Local real

estate investor here in [ city ]. Im

looking into buying 2-3 more properties

this month, and I wanted to know if you

are interested in selling your

Your property at:
property address

If you are please call me my phone number is:
Ph: [REMOVED]
Please Call!
Thanks

I have also used the standard yellow letter message which resulted in a few more calls but still in the 1-3% range

The envelope is an ivory invitation style

I print the letter using my own font.

The envelope is also printed with the address using my font.

I use a pre-cancelled stamp

i stamp by return address on the back of the envelope.

My first thought is to try to get a higher open rate -- make the envelope appear to be personal, meaning hand-write the address, use a first-class stamp and use a return address label (without your name). This should help increase your open rate, which will increase your response rate.
