While it is true that our market is saturated, many of my owners are still doing well, even the ones who purchased post pandemic. 

I’ve never closed a deal but I'm just gonna jump head first into it but I have been studying and reading lots and taking in content, I’ve done my due diligence.

Do you have any tips or systems in place that have boosted your property's ROI?

I bought a property in my LLC recently.

If not, then you should hire an attorney for this I'm the agent representing myself in this transaction and it is my first transaction so just want to make sure I get everything right. 

This made sense when I could lower my interest rate and still cashflow on the investment property I refinanced.

Then you have to understand MOTIVATED seller leads generation.Once you do, you will soon realize that it is not possible to target motivated sellers.Anything based on a list is not even random, it is worse than random.Fact 1:I rank #1 on Google for my market and thus I get a ton of organic actually and truly motivated seller leads.I rarely get foreclosures, absentee owners, probates, tax liens, divorces etc.

Where can we find reliable source of REI Market trends?

I am currently closing on an occupied duplex in Cleveland, Ohio on 5/25, my first property in the area.
