Money is too cheap right now to pay cash for a house.

Being an investor in WV I can tell you that it can be very difficult to flip homes in WV because the margins aren't big enough unless you get the property for extremely cheap.

I often try and market sfh becasue of the student population which is over 35,000 and the numbers show the area is great market for rentals and homes are fairly cheap comapred to the nationwide average price per home.

From time to time I have the opportunity to buy cheap houses and flip for like $5-$10k profit. 

Is there a way to go cheap without it looking cheap?

I want to buy that cheap 80 inch TV while getting paid $15-$25 per hr flipping burgers.Ultimately we live in a free market society.

It may cost me 5K...I guess a cheap lesson learned and that deal was under 100K.

Add in the fact that I was determined to be cheap at first and I'm surprised I did so well.  

You are exactly right, its not cheap!  

Ironically, cheap and greedy people rarely get wealthy, frugal and generous people do all the time, though being frugal and generous is no guarantee of it, it is a darn good place to start and stay IMO and has its own rewards well in addition to monetary riches.
