Unfortunately in Manhattan it is not so easy to break into the game and you need a lot of capital, but I am keeping my eyes open and starting to network so that when the perfect deal comes along, I can jump in!

Scott, I'd word that as we will reimburse you for the costs of an appraisal, the one who pays is the client in the eyes of the appraiser.

Being pet friendly is fine if you go into it with your eyes wide open and do some practical things proactively.  

If the house was nearby you and you could keep a good eye on it. 

Having a set of more seasoned and experienced eyes to take a look at it and let me know what they think is very helpful and refreshing.

Jeff,Thanks for the encouragement, I do have my eye on a multifamily unit that is well below market and with rehab would still allow me to acquire a fair amount below market. 

I'll be taking cookies and cream fudge tomorrow morning.
