Pre Qualifying Buyers
Does anyone here pre qualify their buyers? If so, who do you generally recommend? Ive heard good things about Village Capital and Providential, but who else has anyone had good sucess with?

I agree with J Scott, but steering a buyer to a lender is a touchy area and tying a Realtor into that scheme can be a problem for them as it is steering an illegal aspect in most states if not, it's certainly an ethics violation. If you have a qualified buyer, who has been qualified else where, go with that, if they aren't, suggest they see your broker and haul them over there. That broker should be sharp enough to sell his own products with someone before him. You can't stop a borrower from seeking funds elsewhere nor can you make a deal that won't stand with any other lender, the lender you steered the borrower away from with seller concessions may have a case against you. I suggest you not go there. Is it done, I'm sure it is as a seller may want an experienced broker doing the deal, I see that, so if that's what you want make the offer before they see another lender, then they are rather captured in the deal, so in that sense I'm not saying J. Scott is giving bad advice, just in a very touchy area for a newbie to start doing. :)
