Market rents in the area are a little higher so we are hoping to raise them to around 700-750 with a little work which would put the cap rate closer to 11% for us.I haven't talked to the seller but from the 3rd party that is introducing us he said he is willing to take a sellers note.

This most commonly would be achieved by getting the properties under contract to purchase with an inspection period, or working out some type of option to sell deal with the seller.I'm not a coach so I won't get into much more detail other than that.

Now she said she will send a handyman to spray chemicals over the moldI found out through my research that as a tenant I am not obligated to see the mold report but my landlord says there will be no mold report and the handyman will just spray chemicals without thorough inspection, which worries me.

Since nothing happened; only a near miss, offer to have someone review the home for other safety items....plus if that person takes pictures of their inspection, you will have a better idea of what's going on and proof of the whole situation for the future or move out.
