But your Internal rate of return is huge. 

We have a locked in $ with a landlord which means our internal labor time is locked, to make $ we have to use less to create a profit margin, and enough to mitigate those times when it's more.

Also, is it the same electron in my bulb or does one bump the next in a "chain reaction" and if it is a chain reaction why doesn't it blow up like an atomic bomb since that is also a chain reaction.

Your internal rate of return will likely be pretty good here even if your cash flow isn't great.

Most syndcations however, and how I setup mine are through an LLC.Partnership and LLC interests are specifically excluded from 1031 Exchange treatment under Section 1031 of the Internal Revenue Code.

If you are reluctant to do so, then you need to get serious about educating yourself on the internal revenue code's treatment of real estate.
