Even if you did not comingle the LL will always be named in a lawsuit because lawyers know how filthy rich we all are.

@Michelle Oblena You're correct as this is an accountant's field of expertise and not mine but from my experience, if a borrower cashes out a Roth or Traditional IRA, the tax penalties that will be eventually incurred the next year will need to be taken into account.

They do this in order to protect the government money and not pay more (voucher program) in one area than what tradition rent price/ salaries have demanded.

I couldn't get traditional financing.

If you go with Hard/Private money to start, you are still going to need some form of traditional financing when the project is done. 

From tax benefits, to leaning on GP's that you can build trust in, passive investing through real estate can certainly outperform many of the more traditional ways to invest.Thanks again Justin!

I've heard a few strategies that even those houses can be profitable, just not in traditional strategies.  

I'm house hacking so not exactly the traditional BRRR deal.
