What to do about the hot market in Albuquerque, NM

The housing market here in Albuquerque is very highly priced and very little inventory. I am curious about looking for deals in this market? I check Zillow everyday, along with Craigslist l. I am meeting with my realtor to give him my guidelines of what I want. I have about 20,000 for a  down payment and another 10,000 for reserves. There isn’t much out there and my realtor has already advised me to wait it out, but is going to meet with me anyway. I and still driving looking for sale by owners. Thinking about sending out direct mail. What else can I do here? Anything would help! Thanks y’all, love reading your posts!!!

Hey Ryan. Albuquerque is tough and I appreciate you looking for ways to invest. There are opportunities if you think outside the box a bit. MLS and market deals are going to be priced at market value for owner occupants. I've heard a few strategies that even those houses can be profitable, just not in traditional strategies.

in hot markets you have to think differently to see the opportunity.  I'm in ABQ and would love to grab coffee sometime.
