Some lender will accept transfer to a single member LLC that you own 100% some won’t.The transfer by itself is made with a warranty (or special warranty) deed as a quit claim may cause title insurance problem.In some state/counties this transfer may trigger transfer tax or reassessment of the property value for taxes.

Long story short, I put in a claim with the state and they settled with me after many phone calls for a dollar amount and did considerable work to the new road (new grading, storm drains, & cleaning the outlet a block down) and my property (retaining wall, moved my driveway, etc.) to help remedy the situation.

You would want to verify this claim, but I vaguely remember an architect telling me that adding ADU/square footage to the front of a property is a lot more hassle permitting wise than to the back because the project is subject to public hearing and design review (if I remember correctly, though may be only specific cities in the Bay Area).
