Not my favorite area for crime / unemployment / not so landlord friendly courts but still some great deals to be had and as long as you go in eyes open the negatives are balanced out with the increased return.

if you like the offer or its close enough to quickly counter, why negatively set the pace of a single formal response per day or give extra time for the buyer to keep refreshing the MLS waiting for one better.It really doesn't matter if it's a sellers or buyers market.
