Originally, we projected it to be a 5 month project, but the team opted to increase the quality of the rehab halfway through, which added a month to our timeline.

There is a cost to the investor but, the quality and timeliness of the service more than makes up for it.

Also, you could use some money from your primary job to get leads in your RE job to speed along the process!

Ultimately, the home we are purchasing is in need up updates; however, as an investor I have the additional exit strategy of rehabbing this to be a higher quality rental, then moving yet again in another year if we can find another home that we like.  

Rents are low now, but that will be brought up to speed.
