I am diving into areas of property leads outside of the traditional route. I love to read some insight on best practices when wanting to build relationships with quality wholesalers and how to find them within my Philly market? Any and all information is appreciated.
BiggerPockets is a great place to start but Facebook is going to be your best bet for finding wholesalers online. Join all of the Philly Real Estate Investing groups and check out who's posting recently. You can also post your own call for wholesalers in each group and see who reaches out. If you want to get really aggressive, just start messaging every single person in every group to find out what they're doing in RE in Philly (or have a VA do this).
If you're comfortable with it, you should also be attending as many REI meetups as you can. You will often find multiple wholesalers at these events. Check out meetup.com, BiggerPockets Events & your local REIA for meetups.
