Investment Info:

Townhouse fix & flip investment.

Purchase price: $265,000
Cash invested: $135,000
Sale price: $570,000

The Edson project was one of the largest undertaking Tree City had taken on. This property was located in a very nice neighborhood in Boise, so the comps were high, requiring us to have a large budget of $135,000 for the remodel. Our team added a bathroom to the master, opened up 3 walls to improve layout, and brought high end finishes to make the project a statement project. The project was sold to a Hedge fund for a quick close. Originally, we projected it to be a 5 month project, but the team opted to increase the quality of the rehab halfway through, which added a month to our timeline.

How did you add value to the deal?

We took some extra time and money to add high end finishes to the home, and make it a little more luxurious than our original plans.

What was the outcome?

It made the property that much more of a statement in the neighborhood, and gave us a little more leverage when it came to the final sell.
